Going Green



We aim to cater for the needs of all visitors in our three-unit bed and breakfast, which is based in the house next door to our own house. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.


  • We are conveniently situated in the village of Hatton two miles from the A50, which runs from Stoke-on-Trent (M6) to the M1 near East Midlands Airport at Kegworth. The closest town is Burton-on-Trent (5 miles).
  • We are on two bus routes. Burton-on-Trent to Derby (Villager V1) and Burton-on-Trent to Uttoxeter (Arriva No. 1). The bus stops are directly outside our B&B.
  • The nearest railway station is Tutbury and Hatton, within 150 metres of our front gate. This is on the Derby to Crewe (via Stoke-on-Trent line). Please be sure to book to Tutbury and Hatton. If you book to Hatton you will find yourself near Warwick!
  • Burton-on-Trent railway station is on the Derby to Birmingham line. It is 5 miles away from Hatton and it is passed by both the above bus routes to Hatton.  
  • Two taxi companies operate from Hatton village; ADR (01283 814937) and Pauls (01283 500600). Amongst others, New Street Taxis (01283 515544) and Station Taxis (01283 532000) advertise wheel chair access. Both of these are based in Burton-on-Trent. 
  • Web site information and menus can be provided in large print prior to arrival on request.

  • We use the drive of our own house (No 20) for arrival and ask guests to park in the drive and ring the doorbell of No 20 (or stay in the car and call us using a mobile). We then welcome our guests and direct them to one of the marked car parking spaces at No 18. Cars are driven forwards into the angled car parking spaces.
  • On leaving, cars reverse out of the car parking space and they are then positioned to use the drive of No 18 as an exit. (Note that visibility of the pavement has been enhanced here.)
  • The drive surfaces are a mixture of concrete and gravel. Parking spaces are all on gravel (actually MOT Roadstone) but passengers can be disembarked so they only walk on concrete.
  • Assistance with luggage is offered.


  • Note that, throughout, all statements regarding door widths refer to the usable door space.
  • Entrance to No 18 is via a sliding door (79 cm wide) into a narrow porch. There is a threshold 10 cm high in which the door slides. There is then a front door 75 cm wide involving a step 4 cm high.
  • The front door opens into a hall 107 cm wide (minimum) and 388 cm long. A reception area for registration is at the far end on the left. If preferred this process can be undertaken seated in the dining room which adjoins the hall. 
  • A chair is usually available in reception and one will always be made available for the duration of an individual visit on request.
  • Stairs run up from the hall. Note that when the front door is open it blocks access to the stairs so it is necessary to enter the hall and shut the front door before accessing the stairs. The stairs run parallel to the hall with an area 90 cm by 67 cm at their base. There are 14 steps with a banister on the right hand side.
  • The upper landing is 75 cm wide (minimum) and requires a 180° turn from the stairs to access the rooms.
  • Hall stairs and landing are covered with a short pile carpet.


  • Breakfast is served in the dining room which is accessed by a door from the hall. There is a threshold into the room 1 cm high. The door is 70 cm wide.
  • There are three tables in the room (two seating four and one seating two). Underspaces are 64 cm high and 108 or 63 cm wide, with a leg on each corner.
  • Tables can be moved to suit the requirements of guests. Chairs are without arms.
  • Menus in large print are available.
  • A television (with TV and radio channels) is in the room. Whether the TV is on, the channel and volume are all the choice of guests. Note that only speech based TV and radio channels are permitted on this television.
  • Waiter service is provided for breakfast. Guests are invited to serve themselves at a dresser for fruit juice, fresh fruit and cereals. If requested the waiter can serve these items.
  • We endeavour to cater for special diets if we are given prior notice.
  • The floor surface of the dining room is laminated wood.
  • No cooking facilities are provided in the B&B but brought in food can be eaten in the dining room. Food is available from a nearby fish and chip shop, a Co-op supermarket on the opposite side of the road and take-away food outlets in the neighbouring village of Tutbury (half-a-mile to a mile away). These also offer a delivery service.
  • Crockery and cutlery is provided in the dining room for each guest for eating-in during the evening. Under exceptional circumstances we occasionally microwave pre-prepared food for guests. This service must be agreed in advance.
  • The dining room is available for communal use so that guests with a common link booked into different rooms may meet in the evening (or at other times by arrangement).


  • All rooms are en-suite.
  • Each room has a mortise lock.
  • Televisions in each bedroom all receive Freeview television and radio. Each has a remote control.
  • There is an easy chair, a dining chair, pedestal fan and a drink/food chiller for each room.
  • Each sleeping place is made up with two pillows. A spare pillow for each person in the room is available in the wardrobe (together with a non-slip mat for the bath/shower tray). 
  • Short pile carpets are used in all bedrooms (except the Garden Room) and the shower/bath rooms have vinyl covered floors.
  • Toilet seats are 38 cm high. Pedestal washbasins are 79 cm high. Shaver points and lights are provided above each basin.
  • Grab rails are not provided in the bedrooms or shower rooms and the plastic panels are not suitable for suction devices.


  • The Tutbury Room is on the ground floor accessed off the hall.
  • The total space is organised as a main twin bedded room leading to a smaller “Garden Room” with a full size (3 ft wide) single bed. A shower room (with toilet) is accessed from the Garden Room.
  • This arrangement is suitable for those requiring extra privacy. It would suit, for instance: parents in the main room with a child in the Garden Room; or a person with extra needs in the main room and a carer/companion in the Garden Room.
  • The Tutbury Room door is 68 cm wide. One single bed is on the left on entry with a space 95 cm wide between the bed and the wall. This narrows to 48 cm to pass the wardrobe. (We will soon be replacing this wardrobe with a smaller version that fits into an alcove and which will remove this reduction.)
  • From the foot of the bed the minimum unrestricted width is 61 cm. The distance between beds is 52 cm. From the second bed to the wall (which includes the door to the Garden Room) is 48 cm.
  • Tops of the mattresses in the main room are 63 cm from the floor and that in the Garden Room is 54 cm.
  • The main room includes a dressing table (with no foot well), chest of drawers, easy chair and two bedside cabinets.
  • There is some scope for rearranging the beds, dressing table, bedside cabinets, and easy chair. This can be discussed pre- or post arrival. The dining chair at the desk in the hall is available for use in the Tutbury Room. Please feel free to use it if required.
  • An electric heater and hairdryer are provided in the chest of drawers.
  • The door to the Garden Room is 75 cm wide and has a 6 cm high step.  The Garden Room floor is vinyl covered with two carpet runners and it has an additional easy chair.
  • An additional bed (78 cm wide) can be provided in the Garden Room.
  • The door to the en-suite is 70 cm wide.
  • The wash basin is situated between two walls one of which has a radiator. The width between wall and radiator is 59 cm. widening to 71 cm above the radiator.
  • With the door shut the main space in the shower room is 203 cm by 90 cm. (Excluding the wash basin area.)
  • A walk-in shower is provided with a tray 117 by 79 cm. It has an edge 13 cm high. There is a curved glass panel ending 60 cm from the side wall of the shower.
  • There is a wall 13 cm to the left of the toilet.


  • The Burton Room is a room with a double bed on the first floor. It is accessed off the landing.
  • The Burton Room door is 69 cm wide and it has a 1 cm threshold. On entry, the bed is parallel with the wall that has the door. Between that wall and the bed is a space 80 cm wide. Between the foot of the bed and the window wall is a space (excluding chest of drawers) 175 cm by 283 cm. This space includes an easy chair, a dining chair and a table with folding leaves (which will be down on entry).
  • The space between the bed and the remaining wall has a width of 75 cm. Reducing to 50 cm where there is a wardrobe in an alcove. (This wardrobe we are intending to replace with a fitted wardrobe that will increase the  minimum width on this side of the bed to 68 cm.)
  • There is a bedside unit on each side of the bed.
  • The top of the mattress is 60 cm from the floor.
  • An electric heater and hairdryer are provided in the chest of drawers.
  • An additional full size bed (3 feet wide) can be provided in the Burton Room.  
  • The door to the en-suite is 66 cm wide.
  • With the door shut the main space in the bathroom is 180 cm by 83 cm.
  • In addition, the space in front of the toilet is 45 by 57 cm.
  • The en-suite is equipped with a bath 149 cm long (rim to rim). The bath is 59 cm high. There is a shower over the bath.
  • The bath has grab rails fitted into the rims on each side.
  • There is a wall 16.5 cm to the right of the toilet seat.


  • The Ashby Room is a room with twin beds on the first floor. It is accessed off the landing.
  • The Ashby Room door is 69 cm wide and has a 2 cm threshold. On entry, there is a left turn into the main bedroom. The en-suite is straight ahead.
  • Bed One is parallel with the wall with a maximum space between the two of 92 cm. This narrows to 48 cm at the desk/dressing table. Between the foot of Bed One and the wall is a space 104 cm wide within which is an easy chair. The distance between Bed One and Bed Two is 44 cm. The space between the foot of Bed Two and the wardrobe is 70 cm.
  • The tops of the mattresses are 50 cm from the floor.
  • There is a bedside unit between the beds.
  • An electric heater and hairdryer are provided in the drawers of the desk/dressing table.
  • The door to the en-suite shower room is 67 cm wide.
  • The main space in the shower room (excluding toilet and basin) is 145 cm by 138 cm. Within this a dining chair and pedestal fan for use in the Ashby Room are provided.
  • There is a wall 21.5 cm to the right of the toilet.
  • A walk-in shower is provided with a tray 114 by 79 cm. It has an edge 17 cm high. One of the glass walls is curved giving a distance of 58 cm between the end of the glass wall and the shower wall.


  • If evacuation is required the fire alarm will sound. Exit is via the front door. Guests must take keys with them on evacuation.
  • There are no public toilet facilities outside of the bedrooms.
  • Assistance dogs are welcome by arrangement and water and feeding bowls can be provided.
  • We soon expect to have the capability to offer guests access to broadband on request. (Please enquire to check on progress.)
  • The bed and breakfast is non-smoking throughout the premises.
  • There is a launderette in the Burton suburb of Stapenhill. We do not set out to offer a laundry service but recognise there is an occasional demand for it. Our charge is £10 to wash and tumble-dry each load of washing.
  • There is currently no access to the B&B back garden. This is a work in progress.
  • A Coop Superstore is situated on the opposite side of Station Road.
